Pre-listing home appraisals
Selling a home, farm or acreage? A pre-listing appraisal by Scott D. Kelley, Kentucky Certified General Appraiser #4265 (appraising since 2006), gives you an independent market value before you set a list price.
Why sellers order one
- Set a list price supported by comparable sales, not online estimates or the PVA value
- Price unusual property: rural homes on acreage, farms, homes with several outbuildings, lake-area homes
- Spot condition or data issues (such as square footage that differs from the PVA record) before a buyer's lender appraisal
- Settle on a price among heirs or co-owners before selling
For real estate agents
Agents can refer sellers for an independent valuation alongside their own market analysis, especially for properties with few comparable sales. Scott is also a Kentucky real estate broker (#212870) and understands how listings are priced; the appraisal itself is independent and prepared for the client who engages it.
What the appraisal covers
An inspection and measurement of the home, review of land and outbuildings, research of comparable sales in your area, and a written report with the value opinion and supporting analysis. How to prepare for an appraisal.

Frequently asked questions
What is a pre-listing appraisal?
An appraisal ordered by a homeowner before putting a property on the market, to get an independent opinion of market value from a licensed appraiser rather than relying on online estimates or the PVA value.
Is a pre-listing appraisal the same as the buyer's lender appraisal?
No. The buyer's lender orders its own appraisal. A pre-listing appraisal is prepared for the seller, and it can help set a supportable price and anticipate issues the lender's appraiser may note.
Can a real estate agent order a pre-listing appraisal?
An agent can refer a seller to us. The client of record is normally the homeowner who engages the appraisal, and the report is prepared for that client and intended use.
How is a pre-listing appraisal different from a broker price opinion or CMA?
A CMA or broker price opinion is a pricing estimate prepared by a real estate licensee. An appraisal is developed by a licensed appraiser under USPAP, with an inspection, analysis of comparable sales and a written report.
How long does it take and what does it cost?
Typical turnaround is about one week after the inspection. Fees depend on the property; call 270-667-4216 for a quote.
