What is UAD 3.6 and how does it change my appraisal?
UAD 3.6 is the updated Uniform Appraisal Dataset used with the redesigned Uniform Residential Appraisal Report adopted by Fannie Mae and Freddie Mac. It replaces several older forms with one dynamic report and standardizes data such as property condition, quality and features. For borrowers, the practical effect is a more structured, data-rich report.
