What can I do if my appraisal comes in low?
On a lender appraisal, ask your lender about a reconsideration of value and submit relevant closed sales the appraiser may not have considered, with facts rather than opinions. The lender, not the borrower, communicates with the appraiser. For private appraisals, you may request clarification of the data and reasoning.
